Flipping Houses

Some real estate investing "teachers" advise beginning investors to find many houses and to flip the houses quickly for outrageous profits. Perhaps you've seen the claims of real estate gurus telling you how you can make $30,000 to $50,000 per month, without any physical work, and for little or no money out of your pocket. In fact, these promoters tell you that you can get money back when you close.

Let's take a closer look at these fast flips.

How do you find a bargain for $30,000 or more under market, for no-money down, and flip it right away? First, you would need to find a seller so desperate that they sign over their home to you. I'm not saying that this can't be done. It's just nearly impossible in today's real estate market. Today's sellers know they can sell their home fast and still get a fair price by only discounting the property by $10,000, without the seller carrying the financing. This is because there are so many home buyers looking to purchase a home to live in.

How does this affect the beginning real estate investor who was promised they could find many houses for drastic price reductions? These investors soon get discouraged because the promised method is so difficult to do. Not only does the investor have a hard time finding a home for way under market value, the investor with no money to put down has two obstacles to overcome. No money down and finding a bargain house. These aspiring investors, some who charged hundreds of dollars for bogus investing courses, just give up.

If you're thinking about getting into real estate investing as a way to secure your financial future, be wary of investing systems that worked last century. Learn about real estate customs in today's fast-paced market.

The real way to make money on fast flips is to get yourself ready to cash out a desperate seller fast. You can begin with your first investment home realistically two ways:

1. Buy a home to live in so you can purchase with no money down.

2. Refinance your own home and use the money for a big down payment to encourage a desperate seller to sell fast.

This method works because sellers who need to settle their affairs quickly will sell at a big discount to a buyer who doesn't ask them to be the bank.

You can still build wealth by flipping houses. But, you need to have your finances in order when you go bargain shopping.

Are you selling your home? I'll bet you want to sell right
away, for the highest possible price.

Even if your home is listed, you could benefit from using
Internet marketing tools. Internet marketers learned how to
grab your attention and motivate you to buy, NOW. How do they
do that? They build up benefits to the reader--not features
of the product. Internet readers want to know, within
seconds, "What's in it for me?" You can use these sales tools
to sell your home.

The Realtor’s number two sales tool--right after the sign--is
the sales flyer. Most real estate agents use a sales flyer
template which showcases their listings using archaic
marketing methods. For some reason, agents don't follow
successful Internet marketing sales-copy techniques. Listing
agents put a pretty house picture in the middle, list the
home's features in detail, and then add a big picture of
their face. But, buyers don't care how pretty your agent is!
Home buyers want to know why your home beats every other
house in the area. Buyers want to know what your house can do
for them!

Make your flyer motivate home buyers to look at your home and
to remember it. This requires that you spend some time
thinking about what's in it for your buyers. Why would they
like living in your home? What makes your home better than
the other houses for sale in your area? Marketing Psychology
turns features into benefits.

Think about why your large back yard benefits the buyer.
Instead of saying "large back yard," give a reason to care,
such as: Room to play in your large back yard. Why is your
patio unique? Does it have a built-in barbeque? Then list the
feature as a benefit: Entertain in your private park with
built-in barbeque. Why does a buyer care about paint? No work
needed, fresh paint throughout. Why does a buyer care about
new kitchen appliances? No worries, all new kitchen
appliances under warranty. What's great about your
neighborhood? Easy walk to great schools and downtown
shopping district.

How To Effectively Use Offline Advertising To Build Your Online Business

First of all let me say that having spent the past 20 years
working closely with small businesses I know exactly what works
when it comes to offline advertising.

What I have found today is that that online businesses have a
built in advantage when it comes to promoting their business
offline. You already have a website and autoresponder in place
to lead your prospect to. When you combine that fact along with
the traditional capture methods of telephone and snail mail
there is no reason any online business can't use offline methods
to build their businesses and sell their products and services.

A lot of online based businesses forget about offline
advertising. I know I have. It is important to combine offline
and online advertising together in your marketing campaign. This
will give you a more well rounded approach to promoting as well
as attract potential prospects and customers you might not
otherwise get.

In all your offline advertising you want to include your web
site address, e-mail or autoresponder addresses, and your phone
number and mailing address. This gives you the appearance of a
real bonafide business.

Another thing is to start selling products for manufacturers
who offer co-op advertising for promoting their products. You

Finally you need to view offline marketing as a long term
commitment. I've seen businesses over and over run and ad,
not get the response they were looking for and quit.

This will not work offline. Or online for that matter. You need
to establish a budget and stick to it. That doesn't mean that
you can't change the ad copy if your response is marginal. It
just means if you are going to run classified ads for example
that you run them for a period of time and allow them to do
their job.


Here are 10 offline marketing ideas. Use as many of these as
possible to move your business forward.

- Classified Newspaper Ads- Place classified ads in newspapers.
Local newspapers often have great advertising rates that you
can take advantage of to promote your business. Here's a

- Put up flyers. They could be in computer stores, libraries,
restaurants, car windshields, or anywhere you shop that
allows flyers.

- Direct mail. A nice direct mail piece when done consistently
over a period of time can bring tremendous exposure for your
business. The biggest benefit of direct mail is it allows you
to reach thousands of people at a bulk mail rate. You could
not do this if you had to mail each piece individually.

- Buy time on local cable T.V. It is surprisingly affordable
and if you commit to a block of advertising you can develop
Top Of Mind Awareness. TOMA is being there when they want or
need you. If you are an affiliate or in an MLM consider doing
group advertising and spreading the cost out over several of
you. You can have leads routed into one phone number and
divied out to all advertisers or have each ad display a
different phone number.

- Pass out your CD-ROM or diskette business cards at special
events. It could be at trade shows, seminars, fairs, etc.

- Get 250 free business cards here and leave them everywhere

- Hold a free offline class and teach people how to use their
computer or how to use the internet. You could have your web
site on display as an example.

- Give away promotional items such as free mouse pads. Put your
advertising on the mouse pads and give them away at computer
or internet events.

- Advertise in card decks. The card deck you advertise in should
be targeted toward internet users.


You would also want to target your offline advertising to groups
of people that will actually be interested in your product or
service. If you're selling business books, you will want to
market to business owners.

In conclusion, if you have a business that's only based online
using offline advertising to make money online is a great idea
because so many people today go online to get information about
products and services they are interested in.
